Now, home buying is a serious life decision. Unlike a rental or an apartment, you’re locked into a home for as long as your mortgage is. There’s no one-year lease for you to sign. With this in mind, here are some tips on purchasing a home when you’re out looking this spring.

Take advantage of Spring: It’s spring, which means there shouldn’t snow on the ground. This is a great opportunity for you to check out not just the home, but the rest of the property without having to battle winter weather. Check out the lawn, judge if the amount of trees on the property are appropriate for your taste and be sure to study the roof closely now that it’s not covered with snow (roof repairs can be a rel burden on the wallet).

Get pre-approved for a mortgage: You want to get pre-approved so you know what you can afford and what’s out of your price range. This can help you save time when you’re looking. Plus, pre-approval also gives you a step up on buyers that have yet to be approved.

Be patient: It’s a buyer’s market, so be patient. Don’t settle for a home that will just be OK, or isn’t completely what you want. Be patient and wait for that home that meets everything on your checklist. Remember, you’re going to be signing a 15-year or 30-year mortgage so you want to buy something that you truly love.

Research: Do your homework on the area schools, crime rate, parks and recreation and utility services. It might seem minimal as you are looking, but you want to make sure you’re living in a good area!
